Four Mile Ranch master-planned community
Residential entitlement capacity across planning areas
CC-1 Community Commercial opportunity
Preliminary Fund capitalization, subject to definitive documents
The investment opportunity · AFMR DV Fund I, LLC
Fund I is intended to advance the approximately 4.5-acre CC-1 parcel through the work that helps a future transaction take shape.
The focus is site control, diligence, entitlement and parcel readiness. Each workstream is intended to clarify constraints and inform the next decision; approvals and outcomes remain uncertain. The acquisition path and site control remain subject to definitive transaction documentation, title and survey review, parcel configuration, access, utilities, feasibility and closing conditions.
A defined mandate
Fund I is an entitlement and pre-development vehicle. It is not intended to fund vertical or hotel construction, hotel operations, roads, grading, installed utilities, horizontal infrastructure, physical improvements, construction or hotel debt, debt service, or other physical development expenditures outside its approved mandate.
*Opportunity Zone context is subject to parcel eligibility, investment structure, ongoing compliance and independent tax review. No tax benefit is assured.
The value-creation strategy
Secure definitive site-control documentation and closing mechanics.
Assess title, survey, access, utilities, environmental, geotechnical, traffic and market conditions.
Coordinate land-use strategy, applications, agency engagement and the pursuit of required approvals.
Finalize parcel documentation, market narrative and strategic-partner outreach.
Evaluate a sale, ground lease, joint venture, recapitalization, strategic disposition or separately capitalized development pathway.
A proposed process, not a statement of completed milestones. Exit alternatives are possibilities; none is assured.

Four Mile Ranch · Platform & potential pipeline
The immediate Fund I focus is contemplated for hospitality or mixed-use development, subject to diligence, approvals, feasibility and market validation.
Possible future opportunities within the broader framework require independent evaluation, diligence and capitalization.
Additional concepts depend on infrastructure capacity, market and tenant demand, financing and entitlement conditions.
Future concepts are not Fund I construction commitments or statements of approved uses, secured tenants or available infrastructure.
Execution discipline
A proposed framework for documented decisions and controlled capital deployment.
The strategy is intended to emphasize third-party diligence, documented budgets, consultant scopes, governance controls, approval logs, risk registers and transparent investor-reporting procedures.
These are process objectives, not representations that any gate has been completed.
Clarify rights, documentation and closing conditions.
Evaluate site constraints and key third-party findings.
Assess land-use requirements alongside market evidence.
Compare potential transaction paths and capital requirements.
